Terms & Conditions For Short Term Rentals
1. Bookings, payments and cancellations
1.1. Bookings and inquiries can be made via phone +372 6 661 650 (Mon-Fri 9am-5:30pm) or via email info@redgroup.eu 24/7. RED Group Apartments is not obliged to keep the offered apartments on hold for you without pre-payment, i.e. they can be offered to other clients simultaneously;
1.2. Bookings can be made by Customers at least 18 years of age;
1.3. In order to confirm the booking, RED Group requires pre-payment of 40%, which can be made by credit card, via bank transfer or in cash. In case of foreign remittance a one-time bank fee of 5,75 EUR will be added;
1.4. The pre-payment needs to be done within 48 hours of receipt of preliminary booking. After 48 hours, your dates will be offered to any other interested party and the dates secured on a first come first served basis;
1.5. The remaining 60% is due on arrival;
1.6. Pre-payment (less processing fee of 25 EUR per apartment and the bank fees) will be reimbursed in case the cancellation is made at least 14 (fourteen) days prior to arrival. In case of group bookings (3 or more apartments), pre-payment (less processing fee of 25 EUR per apartment and the bank fees) will be reimbursed in case the cancellation is made at least 28 (twenty eight) days prior to arrival. In order to avoid any expenses accrued from a cancelled trip we advise you to buy proper travel insurance.
1.7. In case the cancellation is made during the stay, RED Group Apartments will keep 40% of the cancelled days. In order to avoid any expenses accrued from a trip interruption we advise you to buy proper travel insurance.
2. Rates
2.1. All rates published on www.redgroup.eu are subject to change without prior notice;
2.2. Published prices include bed linen and towels (one big and one small per person) according to the number of people;
2.3. Published prices include arrival transfer service for the number of people confirmed in the booking (from the airport, port, central bus station, railway station of Tallinn). In case of greater number of people the Tenant is obliged to pay the difference indicated by RED Group Apartments;
2.4. Published prices include prior and final cleaning;
2.5. Published prices include cleaning and change of bed linen/towels once a week in case the Tenant stays at least for 8 nights;
2.6. Fee for additional person is 10 EUR/night;
2.7. Fee for extra bed (except sofa bed) and baby cot is 25 EUR;
2.8. High seasons are May 4 - Sept 2 2012; Dec 21 2012 - Jan 13 2013 (New Year's booking's minimum stay 4 nights).
3. Check-in and Check-out
3.1. Check-in starts at 14:00 (possible earlier depending on the departure time of the previous client). In case the tenant arrives by car after or before working hours (5:30pm-9am) a late check-in fee of 25 EUR applies;
3.2. Check-out is at 12:00 (possible later depending on the arrival time of the next client).
4. Obligations of Tenants when checking in to the apartment
4.1. Paying the balance;
4.2. Filling in and signing the visitor’s card;
4.3. Informing RED Group’s representative about the time of departure.
5. Obligations of Tenants when using the apartment
5.1. to use the Apartment for intended purposes and to keep it in order;
5.2. to use water and electricity economically;
5.3. to inform the management of RED Group immediately about disorders/damages or emergency situations in the Apartment or in the house on +372 56 213 213 ;
5.4. to follow fire safety (please read Fire-precaution reminder) and sanitary requirements;
5.5. to keep the Apartment and publicly used rooms (staircase) and territory of the house clean and tidy;
5.6. to close and lock the Apartment door and outer doors properly at all times. In case the Tenant leaves the apartment unlocked, he/she is financially responsible for the costs that derive from possible burglary;
5.7. it is strictly forbidden to make excessive noise (loudly playing radio, TV set or any other device, loud musical instrument or singing, use of electrical appliances, jumping, hammering etc.) from 11pm to 7am. Noise must be kept to a minimum at all times. In case this rule is violated RED Group has the right to ask the Tenant(s) to move out of the apartment in which case the paid rent will not be refunded. Violation of this rule can result in fees and penalties;
5.8. it is strictly forbidden to have parties in the apartment. Violation of this rule will result in fees and penalties;
5.9. it is strictly forbidden to smoke inside the apartment or in the staircase. In case this rule is violated, RED Group has the right to charge the costs of cleaning the carpets, sofas, curtains and the rent of the following 3 (three) days while the apartment is being aired;
5.10. it is forbidden to keep air polluting things/objects/chemicals or explosive substances in the Apartment or publicly used places;
5.11. it is forbidden to let poisonous or easily flammable fluids or sewage, or things which can clog it up, get into house sewerage;
5.12. it is forbidden to enter the Apartment in outdoor footwear. Outdoor footwear must be taken off in the entrance hall. Stepping on the natural parquet in outdoor footwear is prohibited. Walking on the natural parquet in high heels is also prohibited;
5.13. it is forbidden to leave things that can hamper in the staircase;
5.14. it is forbidden to clean or fluff carpets, cloths etc in staircase, from balconies or windows;
5.15. it is forbidden to throw garbage on the territory of the house, to pollute publicly used places;
5.16. it is forbidden to park vehicles on pavements and on the territory of the house in such way which does not allow pedestrians to move freely (at least one metre should be left for walking);
5.17. any complaints have to be communicated immediately.
5.18. Tenant is financially responsible for any extra services ordered during one's stay (i.e. video films etc).
6. Obligations of Tenants when checking out of the apartment
6.1. To leave at 12:00 on departure date or at other time specified with RED Group’s representative. In case the Tenant does not respect the agreed check-out time, RED Group has the right to charge 32 EUR as penalty from the Tenant;
6.2. The apartment has to be left in good condition. In case the apartment needs extra cleaning the costs will be charged from the Tenant;
6.3. To turn off all the lights, electrical appliances and gas stove/oven;
6.4. To close all windows;
6.5. To lock all doors and return the keys as agreed previously with our representative. In case the Tenant leaves the apartment unlocked, he/she is financially responsible for the costs that derive from possible burglary.
7. Responsibility of Tenants
7.1. Tenants are responsible for the costs that derive from misuse of alarm system;
7.2. Tenants are financially responsible for any damages/losses caused by his/her or third party’s negligent behaviour. RED Group has the right to inform the Tenant of any damages/losses in 7 (seven) days after the departure of Tenant;
7.3. Tenants are responsible for any injuries caused to Tenant by himself/herself or third party during his/her stay in the apartment;
7.4. Tenants are obliged to pay for the phone calls made by themselves (in case there is a phone in the Apartment);
7.5. Tenants are financially responsible in case of losing or not returning the keys. The cost of changing the lock will be charged from Tenant;
7.6. Tenants are obliged to provide an open credit card number or numbers as security against damage caused by the Tenant.
8. Responsibility of RED Group
8.1. RED Group is responsible for holding the pre-paid bookings;
8.2. In case the confirmed apartment is out-of-use for the period reserved due to circumstances beyond RED Group’s control, RED Group is obliged to change the booking into another apartment(s) of the same value;
8.3. RED Group is responsible for arranging transfer for Tenant from arrival point to the apartment in case the Tenant has provided his/her arrival details;
8.4. RED Group is responsible for arranging the keys of the apartment to be handed over to the Tenant;
8.5. In case of broken appliances RED Group is obliged to do their best of replacing or repairing the broken item(s);
8.6. RED Group can not be held responsible for any circumstances beyond their control including, but not limited to, mechanical breakdown or failure of any public or other service supply (internet, cable/satellite/digi TV, water/electricity supply);
8.7. RED Group is not responsible for complaints that have not been communicated immediately after discovering the defect(s).
RED Group has the right to change or upgrade its terms and conditions at any time without prior notice.
